Guilty. Guilty. Guilty. Temptation is a-plenty while journeying down the home buying path. You may not even realize when you are about to commit a faux pas, so here’s a little help from your friendly Home Buying Angel. Since
we all are human, we may not be able to stay completely on the up and up, but let’s do our best to avoid committing these homebuying sins.
You did it – you found your home and you’ve made an offer. It’s human nature to want to get a great
deal, so you offer below asking price. If the offer is rejected or countered, don’t take it personally. It is just business. Sellers want to sell their home for the highest possible amount and buyers want to purchase for the least
possible amount. Sometimes it takes a bit of negotiating to find a fair balance for both parties.
When you want (and view) what you can’t have, homebuying becomes less fun. Stay within your budget so
you don’t overextend yourself. It’s tempting to try to keep up with the Joneses but when your mortgage payment ends up eating much of your monthly income, suddenly, that cool waterfall shower you had to have loses its appeal.
Sometimes you have an idea of what you want, and expect to find your perfect home on your first visit. Don’t
get upset if that doesn’t happen. Rarely is there a home that meets ALL of the items on your wish list. Your home search will most likely become a fine art of compromise and timing.
There’s temptation to want to view all the homes that fit your criteria. However, you can have too
much of a good thing. Looking at too many homes causes your brain to forget specific features of each home. They all start to blend together, making it nearly impossible to make a decision. Do your research, trust your Realtor and
view the top 5 or so homes that fit your needs. Remember, if it’s not looking great in the pictures, rarely is it better in person.

don’t try to seduce your real estate agent. :)
You’ve found the home, you know, the home you are comparing to all others that you view. You want to
make an offer, but continue to ponder the decision. Many times, hesitancy and a slowness to act ends up losing you your dream home. So, strike while the iron is hot! You want to make an offer – so do it!
When making an offer, be sure to take into consideration the Competitive Market Analysis provided by your
Realtor. This information should be discussed with your real estate professional for help interpreting the results. Your offer should align with the fair market value, while trying to maximize your dollar investment.
